These Terms of Service govern the conditions of your use of the FukuokaTodayRealEstate website and related services, including membership features, property search, inquiries, and content usage.
1. These Terms of Service (hereinafter "these Terms") are established by HUGO Asset Management Inc. (hereinafter "the Company") and govern the conditions for use of FukuokaTodayRealEstate (hereinafter "the Site," URL: https://tl-co.jp), which is operated by the Company.
2. All persons who use the Site (hereinafter "Users") are deemed to have agreed to these Terms. If you do not agree to these Terms, please refrain from using the Site.
3. The Traditional Chinese version of these Terms shall be the authoritative version. In the event of any discrepancy between the Traditional Chinese version and the English, Simplified Chinese, or any other language version, the Traditional Chinese version shall prevail.
4. The Site is intended for persons who are at least 18 years of age and who have the legal capacity under the laws of their place of residence to enter into binding agreements in their own name. Persons who do not meet these requirements may not use the Site.

The Company exercises reasonable care in selecting Japan-side Service Providers but assumes no responsibility for the quality, accuracy, or legality of the individual services provided by such providers. Disputes between Users and Japan-side Service Providers shall be resolved between the parties concerned.
1. Users who wish to register as Members shall complete the registration process through the methods prescribed by the Company. Available authentication methods are as follows:
2. Users shall provide accurate and up-to-date information at the time of registration and shall promptly update such information if any changes occur.
3. Users bear full responsibility for the management of their accounts, including the protection of passwords and authentication credentials. If there is any unauthorized use by a third party, the User shall promptly notify the Company.

5. The Company may suspend or delete an account in any of the following circumstances:

Users shall not engage in any of the following conduct when using the Site:

The Company exercises reasonable efforts in receiving and referring inquiries but does not guarantee that all inquiries will receive a response, a response within any particular timeframe, referral, viewing arrangement, provision of additional materials, continuation of property introductions, or acceptance of an application.
4. If an inquiry progresses to the transaction stage, the User shall comply with the conditions and procedures prescribed by the Japan-side Service Provider(s). The Company assumes no responsibility for the success or failure of any transaction.

The Company or Japan-side Service Providers may, when reasonably necessary for inquiry handling, transaction support, legal compliance, or other purposes, require Users to cooperate with identity verification, residency verification, source of funds verification, sanctions list screening, anti-money laundering measures, or other verification procedures.
2. If a User refuses, delays, or provides false information in connection with the verification procedures described in the preceding paragraph, the Company may refuse, suspend, or restrict the receipt of inquiries, referrals, use of member features, or maintenance of the account.

Users represent and warrant that they are not members of any anti-social forces (meaning organized crime groups, their members, associate members, affiliated enterprises, corporate extortionists, social activist racketeers, special intelligence violence groups, or any persons similar thereto), and that they do not maintain any relationship involving funding, transactions, or other conduct that is socially reprehensible with any such forces.

If the Company reasonably determines that a User has violated or is likely to violate the representations and warranties set forth in the preceding paragraph, the Company may, without prior notice, suspend or delete the account of such User, refuse to accept inquiries, restrict use of the services, or take any other measures the Company deems necessary.
3. Even if the measures described in the preceding paragraph result in damage to the User, the Company shall bear no liability whatsoever.

2. With respect to services provided free of charge, the Company shall not be liable, or if liable, its liability shall be limited to the minimum extent, to the extent permitted by applicable law. However, this shall not apply to liability that cannot be excluded or limited under applicable law.
3. In no event shall the Company be liable for indirect, special, incidental, or punitive damages, lost profits, or lost opportunities. However, this shall not apply to liability that cannot be excluded under applicable law.
If a User violates these Terms or causes damage to the Company, Japan-side Service Providers, other Users, or third parties in connection with the use of the Site, the User shall be liable for such damages, including reasonable attorney's fees.
1. The Company may modify, interrupt, or terminate all or part of the Site in any of the following circumstances:
2. In the event of service termination, the Company shall provide a reasonable advance notice period of at least 30 days as a general rule.

The Company shall not be liable to the extent that performance of its obligations under these Terms is delayed or rendered impossible due to natural disasters, war, terrorism, civil unrest, epidemic outbreaks, amendments to laws or administrative orders, communication failures, power failures, cyberattacks, failures of external services, or other causes beyond the reasonable control of the Company.
If any provision of these Terms is determined by a court of competent jurisdiction to be invalid or unenforceable, the validity and enforceability of the remaining provisions shall not be affected. Any provision determined to be invalid or unenforceable shall be replaced with a valid provision that most closely reflects the intent of the original provision.
1. The interpretation and application of these Terms shall be governed by the laws of Taiwan.
2. Disputes arising in connection with these Terms shall be subject to the exclusive agreed jurisdiction of the courts of Taiwan as the court of first instance.
