The new-build choice
A home no one has lived in before, the latest fittings and earthquake standards, and the quiet exhilaration of completion day. Choosing a new-build in Fukuoka means choosing this city's future, and living overseas is no reason to give that up.
I found it on a Japanese listing site, but assumed I couldn't buy it.
You spot an appealing new-build on a Japanese property portal, then hesitate: "Can I even apply from outside Japan?" "Dealing directly with a Japanese sales company feels daunting." Many people stop right there.
In reality, most new-build condominiums can be purchased from far away. What you need is someone to organise the process and stand on your side.

New-build sales are often assumed to run only through the developer. Yet in many cases we can negotiate with the developer and step in as your broker. We have several brokerage records on brand-name developments by major developers.
Many new-build sales offices offer no foreign-language support and won't handle procedures from abroad. With us in between, everything, from arranging viewings and checking contract terms through to handover, can proceed calmly, in your own language.
As a home for retirement. As a second home to share with family. Or as an asset. We follow your purpose through to post-purchase management and rental advice.
Honestly
We can't act as broker on every new-build. Some Japanese new-builds decide buyers by lottery, and some units are offered early to a limited few, with these there is no room for us to step in. What we take on are new-builds sold openly to the general public.
That said, most new-builds in Fukuoka are general sales. If a property catches your eye, we'll check how it is being sold and tell you honestly whether we can assist. Even when we can't, we can sometimes suggest a property on similar terms.
This service does not guarantee that negotiations with the developer will succeed, or that we will be able to act as your broker. Depending on the sales method and availability, we may not be able to assist with a given property.
Information on Japan's new-build condominiums appears first on portals such as SUUMO and LIFULL HOME'S. The sites are in Japanese, but the property name, price, layout and completion date are easy enough to read with a translation tool.

Once you find a property you like, copy the URL of that page and send it to us through the form. We'll check its sales status and find out whether we can assist.

You don't need to have chosen a property yet. "A new-build, around this budget" is a welcome enquiry too.
